Compare Cactus and Henry.ai for a standalone acquisition analysis versus a firm-specific brokerage workflow with synced Excel models and pitch decks.
What Henry.ai does well
Henry combines underwriting, cited research, firm comp history, and branded pitch decks. Its custom Excel models sync edits back into deal materials. Henry describes a guided two-week onboarding ramp that ingests a firm’s historical materials. That firm-specific setup serves a different purchasing goal. See Henry’s product and onboarding page.
If your immediate task is a single acquisition screen, Cactus gives you a defined analysis to buy and inspect. Henry’s firm data and presentation workflow may justify onboarding when your goal is a recurring brokerage process. We do not treat its setup as a measure of how quickly it handles a deal after onboarding.

What the Cactus workflow delivers
Start with the OM, rent roll, and T-12. Screen gives you a first read with a valuation range, return metrics, market averages, and three rental comps. Deep Dive adds ZIP-level market context, rental and sale comps, five-year forecasts, and more than 30 risk factors. Both include a shareable report and a live Excel model with editable assumptions.
The practical benefit is a repeatable decision process. Screen the incoming opportunity, inspect the evidence behind the numbers, and spend more analysis effort on deals that warrant it. Fixed financial formulas keep the calculation method consistent; your team still owns the assumptions and the investment decision.
Use a real acquisition decision to test the fit
Take a deal you already know, including an OM with optimistic rents and a T-12 with a material expense question. Keep the purchase price, debt terms, and exit assumptions the same. Judge the output by what a reviewer can inspect and what remains unanswered.
- Check extracted income and expenses against the original files.
- Identify which rent assumptions come from the property and which come from market evidence.
- Change a material assumption in the Excel output and inspect the resulting cash flow and returns.
- Send the report to a colleague and record the questions they still need to resolve.
- Compare the total cost and work required for your actual monthly deal volume.
A useful first pass should help you decide whether to pass, request missing information, or move into deeper diligence. A polished report alone is not evidence that one platform produces more accurate underwriting. There is no controlled accuracy or speed benchmark behind this comparison.
Price the work you actually need
Cactus pay-as-you-go credits cost $35 each with no monthly commitment. A Screen uses one credit ($35); a Deep Dive uses three ($105). Credit packages lower the unit price. The lowest listed package rate is $17.50 per credit with a 3,000-credit annual subscription, equivalent to $17.50 per Screen or $52.50 per Deep Dive at that commitment. Check current Cactus pricing before budgeting.
Compare total spend at your expected volume, including the work required to prepare inputs and review results. Per-analysis credits and platform subscriptions are different purchasing models. Published Cactus pricing alone does not establish a lower total cost than Henry.ai.
Which should you choose?
Choose Henry when proprietary firm history, synchronized deal materials, and branded presentations are central to your brokerage workflow. Choose Cactus when you need a standalone underwriting analysis with a clear purchase scope. Henry also provides citations and Excel models; neither capability is exclusive to Cactus.
