Getting started

What does Cactus do?

Cactus helps you underwrite and value real estate. It connects your deal documents, financial analysis, market evidence, assumptions, and buyer returns in a report your team can review.

Which property types does Cactus support?

We support multifamily and commercial real estate underwriting and valuation. Each solution brings the property’s documents, operating performance, and investment assumptions into a connected analysis.

What should I bring to my first analysis?

Start with an offering memorandum, rent roll, and T-12 or operating statement. Leases, budgets, and supporting property documents can add context.

A deal your team has already reviewed is a useful first test. Compare the extracted facts, source periods, and assumptions against your own work.

How do I get started?

Create your account and set up or join your organization. Choose pay as you go or a subscription, then start an analysis with your deal materials. Your organization is where your reports, billing, and credits live.

Your analysis

What does “defensible” mean in Cactus?

It means you can explain the basis for the analysis. Document citations connect inputs to the files you supplied. Market evidence helps you assess assumptions. Your team can inspect the figures and the financial logic behind the result.

Missing evidence, older financial periods, and assumptions that need further investigation should remain part of the review. A defensible analysis supports your judgment; it does not replace due diligence.

How is Cactus different from ChatGPT or Claude?

General AI can help analyze documents and reason through a deal. Cactus provides a dedicated real estate workflow connecting the documents, income and expenses, editable assumptions, property value, buyer returns, and report.

Compare the complete analysis and handoff on a deal your team already knows.

Does AI calculate the financial results?

Financial calculations use fixed formulas. AI helps prepare and explain inputs, while the financial model calculates values, cash flows, and returns. Review the source information and assumptions as well as the result.

Can I export to Excel?

Yes. Cactus produces a multi-tab Excel model with working formulas so your team can inspect assumptions and follow the calculations. You can continue reviewing the exported Cactus model in Excel.

Are document extraction and financial analysis separate products?

No. They are connected steps in the analysis, alongside market context, assumptions, property value, and reporting. Our two product entry points are underwriting and valuation.

Does Cactus replace analysts or make investment decisions?

No. We help with extracting facts, researching markets, preparing analysis, and identifying questions for review. Your team remains responsible for assumptions, due diligence, and the final investment, valuation, or lending decision.

What if my documents are incomplete or inconsistent?

Review the available sources and resolve discrepancies before relying on an output. Check dates, reporting periods, unit counts, and the basis for income and expenses. If information is missing, investigate it or make the assumption explicit in your review.

Pricing & credits

Do I need a subscription?

No. Pay as you go starts at $35 USD per credit. Subscriptions provide a shared credit pool for your organization, with the price per credit depending on the pool size and billing period. Our pricing page shows the amounts before you sign up.

How do Screen and Deep Dive credits work?

With a team subscription, a Screen uses 1 credit and a Deep Dive uses 3 credits. Spend the pool on either effort, in any mix. For example, 10 credits can cover 4 Screens and 2 Deep Dives.

Can my team share credits?

Yes. Subscription credits belong to your organization and are shared by its members. Create or join the organization during account setup before choosing a paid plan.

What changes with annual billing?

Monthly subscriptions add credits every month. With annual billing, you pay for the year upfront and receive all 12 months of credits at once. The pricing calculator shows the per-credit rate, monthly equivalent, and full annual bill.

When does a paid analysis start?

A paid analysis starts after payment is accepted or your organization has enough paid credits. An unsuccessful or pending payment does not start a paid report.

Data & integrations

Where can I review how Cactus handles my data?

Our Security page explains data protection and how to contact us. The Privacy Policy covers the information we collect, how it is used, service providers, retention, and your privacy choices.

How can I request a copy or deletion of my personal data?

Contact privacy@trycactus.com to make a privacy request. Deletion and retention are subject to the requirements described in our Privacy Policy.

Can we embed underwriting or valuation in our software?

Yes. Our API solution is for corporations and software teams that want Cactus underwriting or valuation within their own product. Talk with Tyler about the inputs, outputs, user experience, and integration scope.

Is API access included in the website pricing?

API integrations are scoped separately. Discuss your use case, expected volume, delivery requirements, and commercial terms with Tyler before planning the integration.
